1. You hear back within one business day.

   I read these myself. If it isn't a fit, I'll say so in the reply and point you somewhere better.

2. A fifteen-minute call.

   I'll ask which city or county will review the permit, what's already on the site, when you need it finished, and what part of it worries you most. Fifteen minutes is usually enough for both of us to know.

3. A site visit, from $480.
   I walk the property with you and measure what matters. About a week later you get a short written report: what I found, what has to be permitted and by whom, which consultants you'll need and when to bring them in. The report is yours. Take it to another professional if you'd rather. If we sign a design agreement within ninety days, the $480 comes off the fee.

Most of my work starts at $150,000 in construction cost for commercial tenant improvements, and $100,000 for houses and ADUs. Smaller than that, say so in the form anyway. I'll tell you straight, and if I'm not the right fit, I know people who are.
